Aspen Build successfully delivered Pershore Close, the first of four projects within the London Borough of Redbridge’s latest phase of regeneration, transforming underused garage sites and open spaces into much-needed social housing. The scheme demonstrates Aspen Build’s ability to unlock challenging sites and deliver high-quality homes that make a positive impact within established communities.
Located within a quiet residential cul-de-sac, the project involved developing an underutilised open space between two existing properties. The completed scheme provides a pair of attractive semi-detached two-bedroom houses, built using traditional masonry construction methods and carefully designed to complement the surrounding homes.
Working within a constrained residential setting required detailed planning and close coordination to ensure the project was delivered efficiently while minimising disruption to neighbouring properties. Aspen Build’s experienced team successfully managed the build programme, achieving a smooth handover with both homes completed on time, snag free and occupied by new residents within just two days.
The homes have been constructed using strip foundations with blockwork sleeper walls and a block and beam floor system, finished with a fully insulated screed to provide a robust and energy-efficient solution. Externally, the properties feature a contemporary mix of grey facing brickwork, including recessed feature panels, alongside grey uPVC windows and doors, creating a modern appearance that sits comfortably within the existing streetscape.
Key features
The development has been designed with residents’ lifestyles in mind, with each property benefiting from private rear gardens featuring a full-width patio, enclosed grassed areas and secure garden sheds providing dedicated bike storage. Private driveways provide off-road parking for residents, with integrated recycling storage also included to support practical day-to-day living.
Sustainability, accessibility and security were key considerations throughout the project. Integrated photovoltaic panels, future hoist routes, wet room adaptability and enhanced security measures, including LPS1175 and PAS24-rated windows and doors, helped the development achieve compliance with the London Plan, Lifetime Homes standards, Code for Sustainable Homes Level 4 and Secured by Design requirements.
Pershore Close represents another successful partnership between Aspen Build and the London Borough of Redbridge, delivering high-quality homes from previously unused space.
