Northdown Gardens Phase 2 commenced in June 2019 on behalf of the London Borough of Redbridge, transforming an underused garage site on a turning circle within an established residential neighbourhood near Newbury Park Underground Station. The development delivered a high-quality new family home that made efficient use of previously unused land while enhancing the surrounding community.

The new masonry-built home was designed to meet the London Plan policies and a range of recognised industry standards. The project achieved compliance with Secure by Design principles, Lifetime Homes requirements, Code for Sustainable Homes Level 4, and LABC Warranty and Building Control standards, ensuring a safe, sustainable, and future-ready development.

To maintain consistency with the neighbouring Northdown Gardens Phase 1 development, completed in 2016, the specification incorporated carefully selected external finishes. These included traditional red facing brickwork, grey uPVC windows, white cladding, and concrete roof tiles complemented by photovoltaic (PV) panels, creating a contemporary yet sympathetic addition to the streetscape.

The external works were carefully designed to preserve access to two existing garages while improving the site's functionality. A new asphalt access road and a pair of metal entrance gates were installed, providing a practical and durable solution that integrated seamlessly with the surrounding development.

Aspen Build remained committed to supporting the local economy throughout the project. Wherever practical, local subcontractors were appointed, materials were sourced from nearby suppliers, and project teams were encouraged to use local businesses, shops, and restaurants, delivering wider social value alongside the construction works.

The project also strengthened Aspen Build's ongoing partnership with Work Redbridge and The Forest Academy. Through this collaboration, valuable work experience was provided within the surveying department, giving a local student practical industry exposure and supporting the development of future construction professionals.

Completed on 18 December 2019, Northdown Gardens Phase 2 was delivered fully in accordance with the contract programme. The successful handover marked Aspen Build's eighth consecutive project completed on time for the London Borough of Redbridge, demonstrating our consistent commitment to quality, reliability, and successful project delivery.
