Aspen Build delivered Kielder Close as the final scheme within the London Borough of Redbridge’s latest phase of regeneration, transforming an underused site into much-needed new homes for the local community. The project showcases Aspen Build’s ability to unlock challenging urban spaces and create high-quality residential developments that deliver long-term value.
The scheme began with the demolition and removal of a dated Community Centre and adjoining garage block, located within a busy residential area. Working within a constrained site environment, Aspen Build carefully managed the redevelopment process, ensuring the project progressed efficiently while maintaining consideration for neighbouring properties and residents.
The completed development provides 10 contemporary two-bedroom apartments, each benefiting from private balcony space and access to a landscaped communal garden. The scheme also includes 23 parking spaces, with two bays incorporating electric vehicle charging facilities, supporting modern lifestyles and sustainable transport solutions.
Built using a piled foundation system with reinforced concrete ground beams, blockwork sleeper walls and a block and beam suspended ground floor, the development combines robust construction methods with efficient modern building techniques. The timber frame superstructure helped deliver a high-performing residential scheme while supporting the project’s sustainability objectives.
Key features
The external design creates a distinctive and modern appearance, combining contrasting grey and brown facing brickwork with grey composite windows, patio doors and balcony balustrades. The carefully selected materials provide visual interest while ensuring the new homes sit comfortably within the existing residential setting.
Designed with sustainability, security and future residents in mind, Kielder Close achieved full compliance with the London Plan, Code for Sustainable Homes Level 4 and Lifetime Homes standards. Enhanced security features, including PAS24-rated windows and doors, LPS1175-rated communal entrances and secure external spaces, helped the project achieve the prestigious Secured by Design Gold award.
Kielder Close represents another successful regeneration project delivered by Aspen Build, turning a previously underutilised site into a safe, sustainable and attractive place to live.
