The first of three projects for London Borough of Redbridge within their second phase of reclamation and redevelopment of underused garage sites and open spaces to increase the number of much needed properties within their social housing stock.
The scheme consisted of one double bedroom, three two-bedroom and two three-bedroom apartments each with either balcony or garden outside space. Within the building there was an internal bike store designed to accommodate two bikes for each apartment and a refuse collection area with keyed access.
The external landscaping surrounding the project has been laid to grass with newly introduced trees and slabbed paths offering connecting routes across the development and into the surrounding estate. Adjacent to the building a new parking area has been created with the addition of two car charging pillars giving ample parking for the new tenants with infrastructure for their hybrid cars.
The foundations of the new building are shallow strip footings, with sleeper walls and suspended block and beam ground floor above. The main superstructure being formed using a structurally designed timber frame complete with pre-installed high-grade insulation panels and breather membranes to walls and preassembled floor cassettes to first floor, second floor and flat roof. The facades of the building were constructed utilising a variety of different materials and finishes, with red facing brickwork interspersed with Grey cement based cladding panels and dark Grey uPVC windows and doors with structural glazing to balconies at first and second floor levels.
With the inclusion of features such as the car charging points, PV panels on the roof, future hoist routes within the timber frame design, future wet room compatibility and PAS24 and LPS1175 security rated windows and doors the project has been designed to comply with London Plan, Lifetime Homes, Code for Sustainable Homes level 4, Secured by Design and is covered by an LABC warranty.
Another successful project for Aspen and the client, handed over on time, snag free and was fully occupied by the new tenants within two days.
