The first of four projects for London Borough of Redbridge within their current phase of reclamation and redevelopment of underused garage sites and open spaces to increase the number of much needed properties within their social housing stock.
The project at Pershore Close involved the development of an open space between two existing properties at the end of a quiet residential cul-de-sac. The development consisted of a pair of semi-detached two-bedroom houses of traditional masonry construction.
The foundations to the houses are strip footings with blockwork sleeper walls and block & beam floor above, with a fully insulated screed laid directly on to the floor. The external facades are a mixture of grey facing brickwork including recessed feature panels with grey uPVC windows and doors which provides a pleasing contrast with the existing residential units along Pershore Close. The site landscaping has been designed to give each house an external living space to the rear consisting of a patio the full width of the property together with an enclosed grassed area. In addition, a garden shed with secure provision for bike storage is included within the rear garden. To the front of each property off road parking for a single car is provided on a private drive together with a recycling bin store.
With the inclusion of features such as, integrated PV panels on the roofs, future hoist routes, future wet room compatibility, and LPS1175 and PAS24 rated windows and doors the project is fully compliant with London Plan, Lifetime Homes, Code for Sustainable Homes level 4, Secured by Design and is covered by an LABC warranty.
Another successful project for Aspen and the client, handed over on time, snag free and both properties were fully occupied by the new tenants within two days of the handover.
