Northdown Gardens phase 2 commenced in June 2019 for the London Borough of Redbridge, the site was a unused garage block located on a turning circle serving a housing development near Newbury Park Tube Station. The scheme was to provide one new house built in masonry and complying with London Plan Policy and the design guides set out within that policy. These design guides consisted of Secure By Design, Life Time Homes, Code for Sustainable Homes Level 4 and LABC Warranty and Building Control compliance.

The finishes set out for this scheme were different to the other 2019 LBRC projects as the plot needed to reflect Northdown Gardens Phase 1 which was completed in 2016. These finishes consisted of red facing bricks, UPVC grey windows, white cladding and concrete roof tiles with PV panels.

The external works had to consider access to two existing garages. The final design included an asphalt road with a pair of metal gates

The Manager of London and Essex Operations appointed local subcontractors and sourced materials from local suppliers wherever practicable and also encouraged staff/subcontractors to use local shops and restaurants to support the economy within the Newbury Park Hill locality.

During the project the continued relationship between Work Redbridge and The Forest Academy strengthened with partnership agreements put in place from 2019-2020. Work-based experience in the surveying department was provided to a Forest Academy student.

The project was completed as per contract agreement on the 18th of December 2019. This was the eighth consecutive project completed by Aspen Build on time for the London Borough of Redbridge.
