This project comprised of a mixed use development and regeneration of 51 new homes all constructed to a high standard and incorporated several material types styles and shapes to provide modern and exciting spaces to live. The site was previously old and low efficiency housing and green spaces.
The site was previously redundant low efficiency bungalows and non maintained open spaces. the first phase saw the demolition including asbestos removal of all buildings across the site.
The new development was then phased into a further 5 phases to reduce the impact on the existing community during the two year build programme. Each phase saw around 10-15 properties released and occupied before the next phase was undertaken, the project team prioritised this phasing and community approach proactively throughout the project reaping the reward when the scheme was awarded a Bronze CCS award.
The Logistics of the project were also very challenging with the site covering 6 arches bordering a school and a main road The main road also needed to be narrowed in size and a new water main installed. This involved the project and design team working closely with local highways and water authorities to ensure the works where completed in a timely manner, causing the lease inconvenience to local residents.
Sustainability was designed into the project, construction methods such as insulated timber frame, insulated T&G floating floor systems, PV panels built within roof slates along with low efficiency electrical fittings. The façade of the new houses ranged from Cedar cladding, facing brickwork and render. The scheme was built to Code for sustainable homes level 4. The scheme was also designed and complied to Secure by design, Life Time Homes, Wheelchair housing design guide, robust details and approved construction details.
The project team delivered much needed housing to the Huntington community and LABC Building Control and Warranty Teams we impressed with the completed houses and the project was nominated for LABC East Region Best social or affordable New Housing Development 2015.
