Taking a distressed site where the previous land owner had gone into administration we managed to rescue the site and complete all buildings to an exemplary new build standard with all certifications and warranties as if they were built from the start without interruption.

The original scheme consisted of 30 houses and 44 apartments. We value engineered the scheme post commencement adding 5 apartments without it effecting the handover date thus adding a considerable sum on the GDV with comparatively minimal impact on the build cost.

Key features

  • Housing Association Turn Key Delivery
  • Brownfield Regeneration Scheme
  • Thirty Houses and Forty Nine Apartments
  • Five phased handovers
  • Mixed tenure
  • Shortlisted for ‘Best Affordable Housing Scheme’ in the Planning Awards 2020.

The scheme is of mixed tenure including Low Cost Home Ownership, Private Sale and Affordable Rentals. These are spread of 5 blocks including 4 blocks of apartments of up to four storeys. These include features such as stand-alone balconies, integrated terraces, and vaulted penthouse apartments.

The town houses incorporate a gambrel type roof design which allows a ‘room in roof’ second floor thus maximising the GIA with comparatively limited effect on the build cost.
