The final project for the London Borough of Redbridge within their latest phase of reclamation and redevelopment of underused spaces within the Borough adding much needed properties to their housing stock.

The scheme at Kielder Close required the demolition and removal of a dated and underused Community Centre and adjacent garage block situated within a densely populated residential area. The new development comprised of 10 two-bedroom flats all with private balcony outdoor space, communal landscaped garden space and parking for 23 cars including car charging facilities within two of the bays.

The sub structure construction consisted of piled foundations with reinforced concrete ground beams supporting blockwork sleeper walls and block and beam suspended ground floor. The main superstructure was timber frame with the external facades covered with contrasting panels of grey and brown facing bricks complemented with grey composite windows, patio doors and balcony balustrades.

The properties have been designed and built with features included to ensure that the scheme is fully compliant with the London Plan, Code for sustainable homes level 4, Lifetime homes and Secured by design.

With all flat windows and doors PAS24 rated, the communal entrance and bin and bike store doors LPS1175 security rated combined with defensive planting design and secured communal garden meant that the project achieved an SBD Gold award, the highest obtainable under the scheme.
